Josiah Boone · Washington Managing Broker · Windermere North Spokane, LLC
Working with a Mead real estate broker should help you get past the mailing address and understand the property. I’m Josiah Boone. I help buyers and sellers compare location, land, condition, and transaction terms so the recommendation fits the home and the move you are planning.
Start by defining which Mead property we are discussing
Mead can refer to the community, a broader mailing area, or the school district in everyday conversation. Those labels are not interchangeable. Newport Highway and Mount Spokane Park Drive provide useful reference points, but an individual home’s route, setting, and services need their own review. I would establish those details before choosing comparable sales or making claims in a listing.
How I help buyers evaluate the next step
For buyers, we can compare a neighborhood home with a larger property by putting your priorities in order. If a workshop or room outdoors matters, we should examine the improvements and usable space. If regular travel is the bigger concern, try the actual route at the times you expect to use it. I would base a recommendation on the access available now, with official construction updates as context rather than a promise of a future commute.
How I help sellers prepare and price
For sellers, a clear description of location is part of good positioning. We can explain the property’s connection to North Spokane, identify the features supported by records, and select comparable sales that reflect its setting. I also pay attention to financing and appraisal questions that may arise when a property includes acreage or unusual improvements. The goal is a price and presentation we can explain, followed by a practical plan for responding to offers.
A documented local sale
My Zillow sales history, reviewed October 19, 2026, reports 11808 N Camelia Dr, Mead, WA 99021 as a closed sale at $550,000, with me representing the seller. This is one example of local transaction experience, not a valuation of your property or a promise of a similar result.
Experience and professional background
I bring more than 20 years of real estate experience to these conversations. My Windermere directory profile lists my Managing Broker title, Washington license #25125, and North Spokane office. My role is to explain the evidence, identify the questions that need specialist input, and give you a recommendation you can weigh against your priorities. Ultimately, the decision is yours.
Mead buyer and seller questions
Is every Mead mailing address in the same school attendance area?
No. A mailing address is not a school assignment. Use the district’s address and boundary resources, then confirm directly with the district if school placement is part of your decision.
How should freeway construction affect my home search?
I would evaluate the route you can use today. Review WSDOT’s North Spokane Corridor updates for project information, but avoid building your budget or daily schedule around an assumed opening date. The Mead community guide links to the project page.
What if my Mead home has few close comparable sales?
We may need to widen the search in location or time while explaining the differences. I would show you which properties are useful comparisons, what is less certain, and how current competition affects the recommendation.
