Fairwood Spokane Real Estate & Neighborhood Guide

Fairwood Spokane real estate offers an established suburban setting with mature trees, substantial landscaping, and convenient access to Northside destinations. In my experience, many homes date from the 1970s and 1980s, and many owners have kept them well maintained over the years. The combination of established streets and nearby coffee, shopping, and trails is a large part of the neighborhood’s appeal.

Buying or selling in Fairwood

For buyers: In Fairwood, I would look closely at updates, maintenance, layout, and the established landscaping around each home. We should also distinguish the wider area from the specific subdivision and confirm any association responsibilities or amenities attached to the property. Those details belong in the comparison alongside price.

For sellers: For sellers, I would help identify which preparation choices make the home easier for a buyer to understand and evaluate. Relevant sales, current competition, and the home’s condition should guide the pricing recommendation and the way we assess offers.

Fairwood Homes and the Surrounding Area

Fairwood is part of the broader North Spokane area, near the Hastings and Waikiki corridors. Community names, subdivision boundaries, and mailing addresses do not always match. Before comparing listings, we can locate each property and establish which neighborhood or recorded subdivision it belongs to.

Fairwood and Fairwood Park Are Not Interchangeable

The Fairwood Park HOA describes its own neighborhood, park, and seasonal pool. Those facilities should not be assumed to come with every home marketed as being in Fairwood. For a particular property, verify association membership, current dues, rules, and facility eligibility from the relevant documents.

If shared recreation appeals to you, that review helps establish what is included and what it costs. If you prefer fewer association obligations, we can make that part of the search too. The useful comparison is between specific properties and their actual arrangements.

Coffee and the Seasonal Fairwood Farmers Market

Thomas Hammer Coffee Roasters, at 319 W Hastings Road, is a useful Fairwood meeting spot, with indoor and outdoor seating reported in local reviews. It gives you a place to pause during a neighborhood visit and try the trip from a home to a regular coffee stop.

The Fairwood Farmers Market uses the parking lot beside Thomas Hammer. Its published 2026 season ran on Tuesday afternoons from May through early October, bringing growers, food producers, and makers into the neighborhood. This is a seasonal outing, so check the market’s next announced schedule before planning a visit.

For another nearby sit-down option, Little Garden Cafe, at 9918 N Waikiki Road near Whitworth, offers coffee, breakfast, and lunch. Its chairs and soft couches make it worth considering when you want time to sit and visit.

Dining, Groceries, and Practical Errands

Poole’s Public House North, at 12310 N Ruby Road, adds a local pub and sports-bar option to the nearby dining choices. It is a useful stop to include when exploring the area around the Wandermere shopping destinations.

Kuni’s Thai Cuisine, at 101 E Hastings Road, offers dine-in and takeout options along the same broader Hastings corridor. For grocery shopping, Wandermere Fred Meyer is at 12120 N Division Street. These are useful destinations to compare with your actual route home.

For home and garden projects, Sety’s Ace Hardware Wandermere, at 12908 N Highway 395, lists hardware, paint, plumbing, electrical, and lawn-and-garden departments. The North Spokane Library, at 44 E Hawthorne Road, adds books, programs, and meeting spaces to the area’s everyday resources.

Walking at Waikiki Springs

Waikiki Springs Nature Preserve is a nearby way to experience the Little Spokane River landscape. The Waikiki Springs Trailhead is off North Fairwood Drive near Mill Road. It provides access to the Waikiki Springs Wildlife Area Unit, which WDFW manages as part of the Swanson Lakes Wildlife Area, and the signed route continues toward the separate Waikiki Springs Nature Preserve. The descent and return climb are worth trying in person if you expect this to become a regular walk.

The trailhead has limited parking in a residential setting. Follow the designated access route, respect neighboring homes, and consult the trailhead directions and parking-pass information before visiting. The conservancy reported reopening the preserve in September 2026 following restoration work and asks visitors to remain on the trail around the restored areas. Its current notices are the best place to check for changes.

Kalispel Golf and Bozarth Mansion

Kalispel Golf & Country Club, at 2010 W Waikiki Road, is another nearby landmark. The club also houses 1898 Public House. Golf access, membership, and dining arrangements should be checked directly with the club when planning a visit.

Bozarth Mansion & Retreat Center, at 12415 N Fairwood Drive, adds a historic landmark to the area. Gonzaga operates it as an event and retreat venue, with tours arranged by appointment. It is a place to know about when getting acquainted with Fairwood, with visitor access arranged through the venue.

What to Compare in Fairwood Spokane Real Estate

I would pay attention to the yard’s light and slope, the relationship between living spaces and outdoor areas, and the work required to keep the property comfortable. A mature landscape can be appealing, but it is also worth considering tree care, irrigation, and how much yard you want to maintain.

Within the house, compare the condition of major systems and the usefulness of the layout. A refreshed kitchen and a well-maintained roof answer different questions. We can weigh both without letting one attractive feature make the entire decision.

Mead High School, Transit, and Local Routes

Mead High School is at 302 W Hastings Road, near the Fairwood coffee and market area. Its proximity is useful to understand, while attendance eligibility still depends on the home’s assigned boundaries.

Bus service is another part of the location to compare. Spokane Transit’s Route 124 North Express lists a stop at Hastings and Fairwood Center. Check the current schedule, service days, and the walk from the specific home before deciding how well transit fits your routine.

Address-Specific Research

Use Mead School District’s boundary information as a starting point and confirm the assignment directly for the property. Review parcel information through Spokane County’s property search. School assignments and association participation should be verified independently of a neighborhood label.

Fairwood Questions Buyers Often Ask

Does every Fairwood home include pool or private-park access?

No. Those benefits depend on the particular association and property. Review the relevant Fairwood Park documents when a listing includes those amenities.

How does Fairwood compare with Five Mile Prairie?

Five Mile Prairie is a bluff-top residential setting where everyday shopping and dining require a trip below the plateau. Fairwood offers a different relationship to the Hastings, Waikiki, and Wandermere destinations. Test both routes from the homes you are comparing, especially if those trips are part of your daily routine.
