Buying Acreage With a Shop on Halliday Road

Buying acreage with a shop starts with understanding what the buyer wants the property to do. My clients at 19802 N Halliday Road wanted to move out of the city and into a rural setting with room for work and everyday life.

A large shop was central to their search. They wanted space for their business and projects, along with the peace, scenery, and outdoor room that drew them toward country living.

A rural property with room to work

I represented the buyers in their purchase of this 14.65-acre property. The listing described a 30-by-80-foot shop with an attached lean-to, alongside the existing home. The combination of land and outbuildings fit the kind of property they had been looking for.

The purchase closed on August 5, 2025, for $423,000. Spokane MLS records the address as 19802 N Halliday Road, Colbert, Washington 99021. Some public property sites label the same address as Mead.

Buying acreage with a shop: start with the intended use

A shop can make an acreage property especially appealing, but size is only one part of the decision. For buyers considering a similar move, I recommend starting with intended use, then checking access, utilities, building characteristics, and applicable land-use requirements. A building’s presence alone does not establish approval for a particular business activity.

The useful question is how the shop, house, and land work together. A property can offer plenty of square footage while still being inconvenient for the way someone plans to use it.

Finding the right fit outside the city

This transaction illustrates the value of defining the purpose of an acreage purchase before focusing on a minimum lot size. These buyers wanted a setting that could support their plans for both work and life outside the city. The shop was part of that picture, alongside the land and rural surroundings.
